Fresh Deschutes County numbers are in for July, and the story is stability — not the "crash" the headlines keep hinting at. Prices are up modestly year-over-year, sellers are still capturing about 96% of their asking price, and buyers finally have real breathing room. Here's your no-spin read on where the market stands and what it means for you.

The Big Picture

After the frenzy of 2021–2022, Central Oregon has settled into a healthier, more balanced rhythm. July's county-wide median sale price came in at $668,025 — up 2.77% from a year ago, while the 2026 year-to-date median is essentially flat. Translation: this is normalization, not a downturn. What's really changed is balance — inventory has grown enough to give buyers genuine choice for the first time in years, without tipping the market into oversupply.

A quick note on online estimates: Some public "home value" pages are currently showing wildly inflated year-over-year swings for Deschutes County (one is reporting +36%). That figure is not supported by the actual closed-sale data, which shows roughly +2.8% for July. When in doubt, trust local MLS-sourced numbers — or just ask me.

Rates ticked up slightly week-over-week, so this is a "steady, not falling" environment. (FHA's APR reads higher mainly because it bundles mortgage insurance.)

What's Driving Demand

The long-term fundamentals that make Central Oregon special haven't changed. Oregon's population growth continues to be sustained by in-migration, and Bend and the surrounding communities remain a magnet for remote workers and recreation-driven households. Meanwhile, new construction is running modestly — roughly 215 permits a month in the Bend metro — which keeps a floor under prices even as the market rebalances. More people want to be here than we're building homes for.

Bottom Line for Buyers & Sellers

If you're selling: Homes are still selling well — but the days of naming any price are over. Price to today's buyer from day one, present the home in its best light, and you'll transact in a reasonable window. Overpricing is the single biggest reason a listing sits.

If you're buying: You have more leverage and more choices than you've had in years. Rates are stable, inventory is healthier, and there's room to negotiate on price and terms. Get pre-approved, know your monthly payment, and move decisively on the right home.
