The Central Oregon Valuation Workbench
Pricing a home or piece of land correctly is the single most important decision in any real estate transaction — and in a market as varied as Central Oregon, it takes more than pulling a few nearby sales. That's why I built the Central Oregon Valuation Workbench, a custom analysis tool I use to value properties across Bend, Redmond, Sisters, La Pine, Sunriver, and Prineville.
Rather than leaning on a single estimate, the Workbench triangulates value across three signals at once: what comparable homes are currently asking, what buyers have recently agreed to pay on pending sales, and what has actually closed. Each comparable is weighted and adjusted for the factors that genuinely move price in our market — lot size and utilities, road access, views, recreation proximity, and construction type, among others.
Note: This is meant to be used as a sample, it is operational but it requires csv sales files from RMLS or CEAR Oregon Data Share which typically requires mls access. As clients I can provide sales csv sheets for you to experiment with or we can work through these applications together. ☑️🤯
