Deschutes County is still classified as a Seller's Market. That's not my opinion — that's the read from RPR's official Market Trends Report pulled May 20, 2026 (data through April 2026). Median sold prices are rising month-over-month, days on market dropped 23% in April, and the sold-to-list ratio firmed to 98.7%. Mortgage rates have eased meaningfully from where they sat 12 months ago, and qualified buyers are re-engaging into spring. Here's the full read.

Freddie Mac PMMS (week ending May 14, 2026): 30-Yr Fixed averaged 6.36%, 15-Yr Fixed averaged 5.71% — both down modestly from the prior week (6.37% / 5.72%) and well below the 6.81% / 5.92% averages from a year ago.

What it means: Conventional and VA borrowers are seeing measurably better payment math than a year ago, and VA-eligible buyers in particular have the strongest hand in the room at 5.875% — roughly 100 bps below conventional. Year-end consensus from Freddie Mac, Fannie Mae, MBA, and NAR has the 30-Yr drifting into the 5.8–6.2% range by December. For buyers, "marry the house, date the rate" is very much the play.

What it means: The April numbers paint a much more constructive picture than headline scrape sites suggest. DOM dropped from ~26 days in March to 20 in April (a 23% improvement), the sold-to-list ratio firmed to 0.987, and new-pending list prices rose 3.8% — all signs that buyers are re-engaging into spring. Months of supply ticked up to 4.91 (still well inside the seller's-market band, but the deepest selection buyers have had in a year).

What it means: Per RPR (the National Association of Realtors' official property database), Deschutes County is still classified as a Seller's Market — with prices firming, not falling. Median sold price climbed 3.3% month-over-month, public-records sales jumped 6.4% MoM, and the full 12-month change in estimated property value is only −1.2%. That's mild softening, not a correction. Pockets within the city of Bend may show steeper YoY softness (Zillow shows Bend-only at −6.1% YoY; Redfin shows −7.9% YoY in March), but at the county level — including Sisters, Redmond, La Pine, and unincorporated Deschutes — the trend is constructive.

What it means: Permit data runs on a 60–90 day lag, and the seasonally-adjusted series has not refreshed for this week. Directional read: new construction has cooled meaningfully off the 2021–22 peak, which keeps a structural lid on listing inventory. With Deschutes County leading Oregon in net population growth (+6.6% since 2020) and Crook County leading in growth rate (+12.7%), permit pace is running well below in-migration-driven demand. That mismatch is the long-term floor under values.

The Bottom Line
This is the most navigable seller's market Central Oregon has seen in years. The headlines you may have read about a Bend price correction aren't telling the whole story — per RPR's authoritative county-level data, Deschutes is still firmly on the seller's side of the line, with prices rising MoM and homes selling faster than they did in March. For sellers: this is the spring window to list with confidence. For buyers: rates are better than a year ago and you have real options, but you'll still need to move decisively on well-priced inventory.
